DSCR: Based on debt servicing ratio, no-income, and long term.
Fix & Flip: Investors purchase a distressed property with the intention of renovating and improving, maximizing the market value. It may either be sold within a short time frame or retained with long-term goal to maximize cash flow, turning the property into a rental, with the execution of an alternative exit strategy, as in a refinance.
Bridge: Short-term loans with a usual duration between six months to 3 years. Typically secured by real estate assets, which allow borrowers a fast track to access capital for a quick close.
Construction: Ground up construction loans are used to cover the costs of building a home then in most cases converted or refinanced into a traditional home mortgage loan or sale and are typically for seasoned investor.

Traditional | Non‑QM
For qualified traditional borrowers. Non‑QM loans for borrowers seeking alternative financing.
Traditional: Conventional, FHA, VA, USDA, manufactured homes (no leased land), jumbo. Full income and credit qualifying with as little as zero to 3% down payment.
Non‑QM: Non‑QM loans are Non‑traditional, or alternative loans for borrowers who need a mortgage loan just outside of the traditional box. Loans types: Self-employed qualifying with bank statement deposits, assets-based only, hybrid 1099-w2 income, investor no-income (debt servicing), life event situations, foreign national, super-jumbo, closing in LLC/Partnerships/SCorp., select small balance commercial & mixed use, multi-family, and more.
